LAND CONTRACTS - GRAND RAPIDS MICHIGAN

As a result of difficult lending environment in Michigan and the rest of the United States, land contracts have been a great alternative for financing a purchase of real estate. Land contracts are basically seller financing for a term to be decided by the buyer and seller. Typically a land contract has a term of 36 to 60 months with a down payment. During this term, the buyer pays the seller payments. At the end of the term, typically the buyer has equity and a payment history to obtain traditional financing and pay-off the balance of the land contract. Land contracts can be a great opportunity for buyers and sellers to close a deal that otherwise could not happen because of difficult lending requirements by banks. In Michigan, if there is a default, the process of foreclosure is much shorter than the traditional mortgage foreclosure process.
